&lt;p style="margin: 0in 0in 0pt"&gt;New home sales Cinco Ranch are up eight percent for the first nine months of 2009 compared to the same period in last year, according to information released Newland Communities, developer of the master planned community.&lt;br /&gt;

A total of 697 new homes were sold in Cinco Ranch during the first three quarters of the year. That compares to 643 new homes sold during the same time last year.&lt;/p&gt;

&lt;p&gt;HOME SALES STRONG – Despite a weak economy, new home sales were up 8 percent in Cinco Ranch for the first nine months of 2009.&lt;/p&gt;

Relocation sales have also remained strong in Cinco Ranch, accounting for one in three new-home sales in the community so far this year, according to Heather Gould, marketing director for Newland.&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
“Now in its 19th year of development, Cinco Ranch has built up strong brand equity and awareness among home buyers and Realtors, which has fueled both relocation sales and local move-up sales,” Gould said. &amp;nbsp;“In the present economy, home buyers also seem to be finding a greater level of comfort in investing in a large-scale master-planned community like Cinco Ranch.”&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
Gould also said Cinco Ranch has benefited as the largest and most established new-home community near the Energy Corridor, where employment has continued to be relatively stable. Cinco Ranch was also buoyed this summer when the Texas Education Agency gave its top accreditation rating – exemplary – to 12 of the 13 Katy ISD campuses serving the community.&lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
Cinco Ranch has also expanded its new-home product offerings in 2009.&lt;/p&gt;
&lt;p style="margin: 0in 0in 0pt"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="margin: 0in 0in 0pt"&gt;In late 2008, a model home park opened to showcase the community’s most affordable new homes, priced from the $160,000s. This fall, Cinco Ranch opened Park Place, a neo-traditional neighborhood with nostalgic architecture, prices from the $280,000s and new builders including J. Kyle Homes.&lt;/p&gt;
&lt;p style="margin: 0in 0in 0pt"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="margin: 0in 0in 0pt"&gt;The community also benefited from a custom home showcase that attracted thousands of visitors this spring.&lt;br /&gt;

“Offering a variety of new-home styles and price ranges, along with an expanding array of recreational amenities, has also been key to the success of Cinco Ranch,” Gould said.&lt;br /&gt;

New home sales also increased 12 percent in Telfair, a 2,018-acre Newland Communities development in Sugar Land. &amp;nbsp;A total of 347 new homes were sold in Telfair in the first three quarters of 2009, compared to 313 new homes sold during the first nine months of 2008.&lt;/p&gt;

I was not disappointed.&amp;nbsp; I can't believe I have never been to a haunted house!&amp;nbsp; I took my cousin, Tami, with me and she screamed and held onto me the entire time! I mostly laughed and enjoyed the costumes.&amp;nbsp; I can't say I was actually "scared", more like startled alot!&amp;nbsp; Tami was SCARED. LOL.&amp;nbsp; &lt;/div&gt;

&lt;div&gt;Needless to say, we had a blast.&amp;nbsp; What's more fun than getting scared to death?&amp;nbsp; I would not recommend this to kids under 12.&amp;nbsp; My friends daughter and her friends were there (they are 13) and two of them would not even go in.&amp;nbsp; They stood outside with us shaking (literally!) and crying.&amp;nbsp; Get out there and support our local economy by going to a good old haunted house this Halloween. &lt;/div&gt;

I started to wonder how many haunted houses are there in the Houston area?&lt;/span&gt;&lt;/div&gt;

The Haunted Hotel has many animatronics and highly detailed scenes. The Edge of Darkness is a traditional style haunted house with a many scares that seem to come out of nowhere. Monsters in 3D is a visually stunning haunted house, using Chroma-Depth 3D technology. The Maze of Maniacs is a disorienting adventure with lots of surprises. Last but no least is The Tobias Strange Family Cemetery, an outdoor adventure through fog and haze. New for 2008 are 8 new scene areas that are detailed to the quality of a Hollywood movie set. &lt;div&gt;I ordered the "Ray's Burger".&amp;nbsp; It sounded fabulous...carmelized onions and gorgonzola with a side of white truffle mac and cheese.. YUM.&amp;nbsp; Daria ordered the Grilled Chicken Wrap with sweet onions, herb pesto and cheddar.&amp;nbsp; &lt;/div&gt;

&lt;div&gt;After being served our iced tea by a friendly waitress we received a bread basket with hot, fresh bread and an herb butter.&amp;nbsp; It was delicious!!!!&amp;nbsp; I wish I could say the same for the rest.&amp;nbsp; I was definitely under-whelmed.&amp;nbsp; It wasn't bad, just not great.&amp;nbsp; The carmelized onions were a bit cold and the burger a bit dry (even though I ordered it medium rare and that's how it came).&amp;nbsp; The gorgonzola, however, was creamy and melty.&amp;nbsp; The mac and cheese was good but could have used a nice crust on top or some texture.&amp;nbsp; Daria's wrap was "just ok" too.&lt;/div&gt;

Houston&lt;/a&gt;, we don't have a housing problem. &lt;/div&gt;
&lt;p class="text"&gt;The city's $152,500 median home sale price is up 6.6% from 2005. It boasts a low vacancy rate and an oil-rich economy. Throw in a bubbling entrepreneurial tech scene, and you've got four factors that put Houston on the top of our list of best places to buy a home. &lt;/p&gt;

&lt;p class="text"&gt;We examined the country's 40 largest metropolitan areas and looked at cities where home prices have appreciated over the last two years. We also measured tightening vacancy rates. These metrics indicate places where buyers are investing in homes in order to live, not just make a quick buck, and where the housing market is relatively solid. We culled our vacancy and home price information from the U.S. Census Bureau and the National Association of Realtors. &lt;/p&gt;

&lt;p class="text"&gt;The average vacancy rate across the major metro areas was 2.88%, and the average percent appreciation was just .07% over the last two years.&lt;/p&gt;
&lt;p class="text"&gt;With lending tight, we also factored in the spread between a monthly rent check and a mortgage payment at the median level (assuming that the down payment was 10% and the fixed interest rate is 6.25%). &lt;a href="http://realestate.yahoo.com/California/Encino/Homes_for_sale/result.html;_ylt=AhM6uuyZwM.hFT91sCnVu8DxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;Encino&lt;/a&gt;, Calif.-based real estate brokerage firm Marcus &amp;amp; Millichap provided stats on median monthly rents. &lt;/p&gt;
&lt;p class="text"&gt;Cities where a mortgage payment was close to, or less than, the average rent were given a higher score. For instance, in &lt;a href="http://realestate.yahoo.com/Ohio/Cleveland/Homes_for_sale/result.html;_ylt=AnSf5qE.4dkec1FKs5odqNXxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;Cleveland&lt;/a&gt; the average rent is $702, and the average mortgage is $565.78. With a lower monthly payment, tax incentives and the opportunity to build equity, it makes sense to buy here. &lt;/p&gt;
&lt;p class="text"&gt;In stark contrast, &lt;a href="http://realestate.yahoo.com/California/San_Jose/Homes_for_sale/result.html;_ylt=At4riiDwuqTtxqu9GwPcLWfxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;San Jose&lt;/a&gt;, Calif., has an average monthly mortgage payment of $4,322.33, versus an average rent of $1,612. &lt;/p&gt;
&lt;h3 class="text"&gt;Lots To Like In The Lone-Star State&lt;/h3&gt;
&lt;div class="text"&gt;&lt;a href="http://realestate.yahoo.com/Texas;_ylt=Am8wC0Q9dqE4cWp0Np4CB5rxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;Texas&lt;/a&gt; dominated our lineup of mortgage-worthy areas. Thanks to a business-friendly tax environment, many large corporations call the Lone Star State home, which creates jobs and tax revenue. &lt;/div&gt;
&lt;p class="text"&gt;The University of Texas campus provides young blood and research-related jobs to No. 2 city &lt;a href="http://realestate.yahoo.com/Texas;_ylt=Am8wC0Q9dqE4cWp0Np4CB5rxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--/Austin/Homes_for_sale/result.html"&gt;Austin&lt;/a&gt;. This state capitol is a hip area on the rise. The vacancy rate has fallen by 37.5% in the last 24 months to just 1.5%, despite a lot of building in recent years. And buying isn't much more expensive than renting. An average mortgage payment is $1,022.40, and average rent hits $767.&lt;/p&gt;
&lt;p class="text"&gt;&lt;a href="http://realestate.yahoo.com/Texas;_ylt=Am8wC0Q9dqE4cWp0Np4CB5rxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--/San_Antonio/Homes_for_sale/result.html"&gt;San Antonio&lt;/a&gt;, No. 5, and &lt;a href="http://realestate.yahoo.com/Texas;_ylt=Am8wC0Q9dqE4cWp0Np4CB5rxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--/Dallas/Homes_for_sale/result.html"&gt;Dallas&lt;/a&gt;, No. 6, made the list thanks to affordable housing, which continues to appreciate.&lt;/p&gt;
&lt;p class="text"&gt;In both cities, the median home price hovers around $150,000, and a monthly mortgage payment of around $800 is pretty close to what one pays in rent. If you can pony up the down payment, these are great areas to live. &lt;/p&gt;
&lt;h3 class="text"&gt;Coast-to-Coast Sweet Spots&lt;/h3&gt;
&lt;p class="text"&gt;&lt;a href="http://realestate.yahoo.com/Pennsylvania/Philadelphia/Homes_for_sale/result.html;_ylt=AhsFSWAAZgnipt1PCcXbc3LxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;Philadelphia&lt;/a&gt; landed at No. 4, with homes appreciating by 9.1% in the last two years and vacancy rates staying low at 1.9%. This university town, which plays host to the University of Pennsylvania, certainly has its charm. A city on the rise with a tempting cost of living, Philly is a great place to buy a new home.&lt;/p&gt;
&lt;p class="text"&gt;The South made a nice showing with &lt;a href="http://realestate.yahoo.com/North_Carolina/Charlotte/neighborhoods;_ylt=AiRUBQwxRyvA6a.P_X64Y7LxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;Charlotte&lt;/a&gt;, N.C., &lt;a href="http://realestate.yahoo.com/Florida/Jacksonville/neighborhoods;_ylt=AvPO3oVl94E2WjPQcGGHSXHxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;Jacksonville&lt;/a&gt;, Fla., and &lt;a href="http://realestate.yahoo.com/Georgia/Atlanta/Homes_for_sale/result.html;_ylt=Agd1xmRSEsXEsDdDRcrxhAPxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;Atlanta&lt;/a&gt;, Ga., making our list. Charlotte and Jacksonville have surged in price by 12.9% and 8%, respectively. &lt;a href="http://realestate.yahoo.com/Georgia/Atlanta/neighborhoods;_ylt=AgY39OXqL7sg4UFJdo7FblHxkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;Atlanta&lt;/a&gt; has seen huge amounts of growth and remains reasonable with a median home price of $172,000.&lt;/p&gt;
&lt;p class="text"&gt;&lt;a href="http://realestate.yahoo.com/California/San_Francisco/neighborhoods;_ylt=AohUj2hTAyYf6EanKjE95s_xkdEF;_ylu=X3oDMTA5aTZoZm40BHNlYwNwcm9tbw--"&gt;San Francisco&lt;/a&gt;, this year's best city for young professionals, came in at a respectable No. 8. While housing certainly isn't cheap in the City by the Bay, it is definitely in demand and continues to appreciate. For a buyer, San Francisco offers a culturally rich and beautiful city that is chock full of opportunity. &lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;gt;The area has experienced 1,326 homes sales YTD or a 6.75% decline over June YTD 2007.&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&amp;nbsp;&lt;/span&gt;&amp;gt;There has been a 3.94% increase in average sales price, which currently stands at $250,461.&amp;nbsp;The median sales price where half the homes sold above and half sold below is $215,000 and that is 4.88% greater than this time last year.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;gt;The Katy / Cinco Ranch area has experienced a 10.83% decline in pending sales for a total of 980 YTD.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;gt;There has been an increase in homes on the market as the area experienced 32.39% more listings. There are currently 1,026 homes on the market and last year there were 775.&lt;/p&gt;

&lt;p&gt;&lt;span&gt;&lt;span&gt;•&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span&gt;The Katy / Cinco Ranch area has experienced a 13.49% decline in pending sales for a total of 417 YTD.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;&lt;span&gt;•&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span&gt;There is no shortage of homes on the market as the area experienced a 33.99% increase in homes on the market. There are currently 954 homes on the market.&lt;/span&gt;&lt;/p&gt;

&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;§&amp;nbsp;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;Single-family home sales were 13% less than found in First Quarter YTD 2007 sales with 13,240 MLS recorded sold units, In First Quarter YTD 2005, there were 12,504 MLS recorded home sales indicating that although the market is down from last year, it is up by 6% from what is currently known as the third greatest year in &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; history.&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;§&amp;nbsp;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;Dollar volume sold in MLS through First Quarter 2008 is $2,667,682,458 which is a 10% decline in dollar volume sold over last year.&amp;nbsp;However, dollar volume is currently up by 20% from YTD 2005.&lt;SPAN&gt;&amp;nbsp;&amp;nbsp; &lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;§&amp;nbsp;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;Average sales price YTD is $201,487 or 3% greater than this time last year.&amp;nbsp;And how far we have come from 2005 where the average sales price was $176,544, or 14% less than current.&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;§&amp;nbsp;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;Active listings are up by 10% with 35,053 single-family homes on the market.&amp;nbsp;In 2005, there were 29,339 single-family homes on the market or 19% fewer homes than currently found.&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;§&amp;nbsp;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;Contracts written, which represent 2008 First Quarter buyer demand in &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; are down 12% over this time last year with 11,109 homes that have gone under contract.&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;§&amp;nbsp;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;Average sales price per square foot is $87, which is the same as last year.&amp;nbsp;&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;§&amp;nbsp;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;Days on the Market, a statistic that is good if it is declining has gone up by 11% since last year and the average time to sell a home in &lt;st1:place w:st="on"&gt;&lt;st1:City w:st="on"&gt;Houston&lt;/st1:City&gt;&lt;/st1:place&gt; is 90 days.&lt;SPAN&gt;&amp;nbsp;&amp;nbsp; &lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;The &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; market sales year-to-date seems to be one of extremes, particularly in sales closed by price class.&amp;nbsp;The number of homes sales in &lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;1.&lt;SPAN&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;homes priced below $79,999 are up,&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;2.&lt;SPAN&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;homes priced between $80,000 - $599,999 are down in number of units sold since last year [except $300,000-$399,999 is even with last year]&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;3.&lt;SPAN&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;homes priced between $600,000-$699,999 are up 2% over last year&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;4.&lt;SPAN&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;homes priced between $700,000-899,999 are down over last year&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;5.&lt;SPAN&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;homes priced from $900,000-$999,999 are up by 9% and&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN&gt;&lt;SPAN&gt;6.&lt;SPAN&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/SPAN&gt;&lt;/SPAN&gt;&lt;/SPAN&gt;&lt;SPAN&gt;The largest increase of any price class above $80,000 is homes priced $1,000,000 and more.&amp;nbsp;There has been a 28% increase in home sales in this price class since last year.&amp;nbsp;The high-end and low-end of the housing market is driving buyer demand more than any other price class.&amp;nbsp;It is unusual for &lt;st1:place w:st="on"&gt;&lt;st1:City w:st="on"&gt;Houston&lt;/st1:City&gt;&lt;/st1:place&gt; to see this type of price swing, which has atypically been like our average sales price depicts a predominantly middle market.&lt;/SPAN&gt;&lt;/P&gt;

&lt;p&gt;&lt;font face="Comic Sans MS" size="3"&gt;&lt;span&gt;February Year-to-Date 2008&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Comic Sans MS" size="3"&gt;&amp;nbsp;&lt;/font&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;Single-Family home sales in &lt;st1:place w:st="on"&gt;&lt;st1:City w:st="on"&gt;Houston&lt;/st1:City&gt;&lt;/st1:place&gt;&amp;nbsp;are down by 11% from year-to-date February 2007, with 8,058 recorded MLS sales, according to the Houston Association of Realtors Multiple Listing Service.&amp;nbsp; While the &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; market has yet to catch up to the stellar years of 2006 and 2007, it is still ahead of 2005 sales&amp;nbsp;by ironically, 11%.&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Arial" size="1"&gt;&amp;nbsp;&lt;/font&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;The year 2005 was one of the greatest real estate&amp;nbsp;years in &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; history and in 2006, it was referred to as the second best year.&amp;nbsp; Then in 2007, 2005 became the third best year.&amp;nbsp; I believe 2007 will be the third greatest year in residential history and will push 2005 to fourth place.&amp;nbsp;&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Arial" size="1"&gt;&amp;nbsp;&lt;/font&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;As sales go, so go the dollar volume sales and while Houston has experienced over $1.6 billion in&amp;nbsp; dollar volume sales year-to-date, that is still 6% less than the second greatest year on record, 2007.&amp;nbsp; Average sales price, on the other hand, is up 5% and is currently $198,396, one of the highest average sales prices on record.&amp;nbsp; Average sales prices are affected by extremes and closing&amp;nbsp;sales prices in&amp;nbsp;&lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; are undergoing some interesting dynamics.&amp;nbsp; While numbers of sales are down in most price classes below $400,000,&lt;strong&gt;&lt;strong&gt;&lt;u&gt;&lt;font face="Arial"&gt;&lt;span&gt; the following sales price classes are up in number of units&amp;nbsp;closed YTD in &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt;&lt;/span&gt;&lt;/font&gt;&lt;/u&gt;&lt;/strong&gt;&lt;/strong&gt;:&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;

    &lt;li&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;Homes priced&amp;nbsp;$800,000-899,999&amp;nbsp;are up&amp;nbsp;4%&lt;/span&gt;&lt;/font&gt;
    &lt;li&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;Homes priced&lt;/span&gt;&lt;/font&gt; $900,000-999,999 are up 24%&lt;/span&gt;&lt;/font&gt;
    &lt;li&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;Homes priced &lt;/span&gt;&lt;/font&gt;&lt;strong&gt;&lt;strong&gt;&lt;font face="Arial"&gt;&lt;span&gt;$1,000,000 and up are up&amp;nbsp;&amp;nbsp; 37%&lt;/span&gt;&lt;/font&gt;&lt;/strong&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/font&gt; &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;Homes priced below&amp;nbsp;$200,000 have been most effected by the sub-prime mortgage meltdown&amp;nbsp;and even more so by&amp;nbsp;stringent credit requirements.&amp;nbsp; This is a market that is most likely to receive a positive impact from&amp;nbsp;Congress passing the&amp;nbsp;Economic Stimulus Package, which among many things,&amp;nbsp;increases the loan limit of FHA .&amp;nbsp; It is too soon to see&amp;nbsp;what&amp;nbsp;impact&amp;nbsp;the Economic Stimulus Package will have on the &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; economy and real estate market, however NAR economists believe it will have a positive national impact.&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Arial" size="1"&gt;&amp;nbsp;&lt;/font&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;The median sales price in &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; year-to-date is $145,940 and that figure is up by 1% from this time last year.&amp;nbsp; It takes an average of 92 days to sell a home in &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; and that figure is up by 12%, which happens to be the same percentage increase of current listings on the market.&amp;nbsp; Active single-family homes on the market [listings] are up by 12% over this time last year with 34,725 homes listed in the HAR Multiple Listing Service.&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Arial" size="1"&gt;&amp;nbsp;&lt;/font&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;Pending sales recorded year-to-date are 7,231, which is down by 9% over this time last year.&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;Houston&lt;/span&gt;&lt;/font&gt;&lt;/st1:place&gt;&lt;/st1:City&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt; is experiencing a great market; it is just not experiencing the record market seen over the previous two years. To put this into perspective, &lt;/span&gt;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Arial" size="1"&gt;&amp;nbsp;&lt;/font&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;&lt;span&gt;1.&lt;font face="Times New Roman" size="1"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/span&gt;&lt;/span&gt;&lt;/font&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;Average sales prices are up in &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; over 2005 by 13% &lt;/span&gt;&lt;/font&gt;&lt;/p&gt;

&lt;p&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;&lt;span&gt;4.&lt;font face="Times New Roman" size="1"&gt;&lt;span&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/span&gt;&lt;/span&gt;&lt;/font&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;Sales are up in &lt;st1:City w:st="on"&gt;&lt;st1:place w:st="on"&gt;Houston&lt;/st1:place&gt;&lt;/st1:City&gt; over 2005 by 11% as mentioned previously. &lt;/span&gt;&lt;/font&gt;&lt;/p&gt;
&lt;p&gt;&lt;font face="Arial" size="1"&gt;&lt;span&gt;The real estate market is all relative.&amp;nbsp; In 2005, we thought real estate could not get any better and yet, year after year, we saw it get better.&amp;nbsp; This year will be better than 2005, however, it is difficult to exceed a record year every year.&amp;nbsp; We are all fortunate to live, work and play in Houston, where real estate is healthy and home values are stable and in many cases, rising.&amp;nbsp;&lt;st1:State w:st="on"&gt;California&lt;/st1:State&gt; and &lt;st1:place w:st="on"&gt;&lt;st1:State w:st="on"&gt;Florida&lt;/st1:State&gt;&lt;/st1:place&gt; would give anything for a market like this!&lt;/span&gt;&lt;/font&gt;&lt;/p&gt;
